These Regulations mostly govern gas work, and regulation 36 is the part for renters. Your landlord must have each gas appliance and flue they provide checked every 12 months by a Gas Safe registered engineer, and give you the record within 28 days of the check, or before you move in. For private renters in England a missing record used to sink a Section 21 eviction, a lever that ended for new notices on 1 May 2026. It still does for housing association shorthold tenants and blocks a Welsh no-fault notice. In our view the record matters most as proof of safety. The Health and Safety Executive enforces the duty as a crime, and appliances you own are not covered.
