This rule took carbon monoxide alarms beyond wood burners and coal fires to gas boilers. Since 1 October 2022, landlords in England, councils and housing associations included, must fit one in any living space with a fixed appliance that burns fuel, other than a gas cooker. Live-in landlords are exempt, and licensed HMOs follow their licence instead. Landlords must also repair or replace a faulty alarm as soon as reasonably practicable after you report it. In our view that reporting duty is the part to use, so put faults in writing. Unless the council is your landlord, it enforces the rules and can fine up to £5,000 if its notice is ignored, and the rules give you no compensation claim.
