Our take on Renters' Rights Act 2025
This Act reset private renting in England. Since 1 May 2026, landlords cannot serve Section 21 no-fault notices, fixed terms have become rolling tenancies you can leave on two months' notice, rent can rise only once a year through a notice you can challenge, and landlords cannot refuse you because you have children or claim benefits. Section 21 claims started by 31 July 2026 can still proceed. In our view its heart is that a landlord now needs a legal reason to end your tenancy. It can be an ordinary one. A landlord can serve four months' notice to sell or move themselves or family in, ending no earlier than your tenancy's first anniversary. The database and ombudsman come later.
